What is a pet waste station?

A post-mounted unit with a bag dispenser and a lidded bin, placed where dog parents already walk. Some properties call them poop stations or doggie bag stations. Installation is $150 per unit and includes setting the post in concrete and assembling the unit. You supply the station, or we source it and bill it to you at cost. How many a property needs depends on its layout, so we walk it with you first.

Where should the stations go, and what if one is not getting used?

We walk the property with you before anything goes in the ground and recommend placements based on where people and dogs actually move, rather than wherever there is a spare patch of grass. Placement is most of what decides whether a station gets used. On apartment communities we also mark a digital map with where waste is commonly being left, which tells us where a station would genuinely help and tells you which parts of the property need attention. If a unit turns out to be in the wrong spot, we relocate it. We would rather move one than leave it standing there unused.

Who supplies the bags, and what happens when a station runs empty?

We do. Refills are $8 per unit as needed, and we record how full each unit is at every service along with how often we are replacing bags. Over time that shows you which stations are carrying the property and which are not, which is also how we know when one should move. Stations on a scheduled route get topped up before they run dry. We source commercial dog waste bags on your behalf and bill them at cost.

What happens if a station gets damaged?

You will usually hear it from us first. Every visit includes a check of the unit, and we notify you if something needs repair. We source replacement stations, bins and bag dispenser lock boxes on your behalf, pay for them, and bill you at cost. We have replaced both for HOA clients across the valley.

How fast can you turn around a move-out clean?

One to two business days. A move-out clean is a full yard scoop with everything hauled away in our truck, a gate photo when we are done, and a sanitize and deodorize add-on if the unit needs it. Billed per visit, with no recurring commitment.

Do we have to be involved in tenant billing?

Only if you want to be. There are three ways to run it. Add the service as a lease line item, charge the tenant, and pay us at cost. Bill it directly to you with no tenant interaction at all. Or roll several properties into one monthly invoice, which is discounted from three properties up.
